Most of the stress in a fire rebuild comes from not knowing what happens next. So here is exactly what happens next.

    Site assessment

    We walk your lot together, review your insurance scope of loss if you have one, and give you an honest read on what a rebuild looks like — scope, budget range, and timeline.

  2. 02

    Insurance & scope alignment

    We prepare a contractor's estimate in the format adjusters expect, so your claim and your construction budget describe the same house. Gaps get found now, not mid-build.

  3. 03

    Design & engineering

    Like-for-like plans of your original home, or a redesign within the rebuild allowances. We coordinate the architect, structural engineer, and soils work under one schedule.

  4. 04

    Permits

    We run the LADBS fire-rebuild fast-track process and handle Coastal-zone review where it applies, so your file moves instead of sitting in a queue.

  5. 05

    Construction to move-in

    A published schedule, weekly updates with photos, and one project manager who answers the phone. Through final inspection, certificate of occupancy, and keys.

The most expensive mistake in a fire rebuild is a construction contract that doesn't match the insurance scope of loss. We work in the adjuster's language — Xactimate-style line items, code-upgrade coverage, extended replacement cost — so the money and the build stay reconciled from day one.

Need someone in your corner on the claim itself?

Public adjusting is available through our affiliated firm, Adjuster Pro Inc (adjusterproinc.com) — licensed public adjusters who represent homeowners, not insurance companies, in documenting and negotiating fire claims.

California law keeps the two roles separate: on any one claim you get either our public adjusting services or our construction services, never both — so it's always clear who works for you. For legal disputes we'll tell you plainly when you need an attorney.

What Palisades homeowners ask us

Can we rebuild exactly what we had?

In most cases, yes — like-for-like rebuilds (same footprint, same use) qualify for streamlined review that skips much of the normal discretionary process. We confirm your parcel's specifics at the site assessment before anything is promised.

How long will a rebuild take?

Honest answer: it depends on plans, permits, and your lot — but a like-for-like rebuild typically moves fastest because the review path is shortest. At the site assessment we give you a timeline for your parcel, not an average, and then we publish the schedule and report against it weekly.

We're still fighting with our insurance company. Is it too early to talk?

It's the best time. A contractor's estimate of true replacement cost is often the document that moves a stalled claim. We prepare it in the format adjusters work in, and it costs you nothing to have us look.

Do we need Coastal Commission approval?

Parts of the Palisades sit in the coastal zone and parts don't, and rebuild exemptions cover many like-for-like cases. We check your parcel and tell you exactly which review path applies before you spend money on design.

Can we change the design, add square footage, or add an ADU?

Yes, within limits — modest expansions and ADUs can often ride along with the rebuild. Larger changes can trigger fuller review and add time. We lay out the trade-off in plain numbers so you can decide with your eyes open.

Do you offer public adjusting?

Yes — through our affiliated firm, Adjuster Pro Inc, whose licensed public adjusters represent homeowners in documenting and negotiating insurance claims. California law keeps the roles separate on any single claim: Adjuster Pro can fight for your settlement, or we can build your home, but the same claim never gets both. At the site assessment we'll help you decide which you need first.

What does the site assessment cost?
